An electrical report can be very useful if you are about to purchase a property or if you are considering making major changes. Old wiring can in some cases be a significant fire risk and so it is best not to take any chances. An Electrical inspection from an Electrician can involve complete testing of all the circuits to make sure that everything is satisfactory. This may take a few hours but will often be money well spent. In the case of very old wiring the Electrician might be able to tell you straight off that the whole lot needs replacing and that the additional cost of testing will probably not be necessary. In other words an inspection can be a lengthy business or can be very short so make sure you talk in detail with your appointed Electrician before hand to decide what is going to be done and how much it is going to cost.
If you do require a thorough inspection then you will probably need to ask for an Electrical Installation Condition Report (EICR). This format of report has been developed by the Electrical Safely Council (ESC) and replaces the previous Periodic Inspection Report (PIR).
