Land or Topographical Surveys are accurate, scaled maps or plans of the earth’s surface features and may include both rural and urban landscapes, woods, rivers, lakes, street furniture (street lights, road signs etc.), fences, hedges etc. They may be large scale to include farms or routes of new roads or smaller scale to include building plots or proposed industrial development. Utility services, underground drains, levels, contours, trees and tree types, land use, etc. may also be included. Areas and distances may be scaled from the final drawings.
Measured building plans, elevations and floor plans are scaled representations of the size and layout of buildings. These are used by architects when planning alterations to buildings, designing an extension, space planning or merely recording or measuring the floor area. Drawings are prepared on a computer and can be produced in any scale required.
Boundary Surveys allow the legal records of ownership to be compared to the actual measured current position of boundary features. An accurate topographical survey will record and plot the current and historical positions of disputed boundaries. Computer analysis may then allow for comparison with Deed or Land Registry plans to determine ownership
Volumes and earthwork quantities are measured and quantified for extractive industries, mines, new road construction and landfill. This may be to record quantity or for the purpose of assessing royalty payment.
River and estuary surveys can be prepared to measure water, tidal flow, possible dredging requirements, erosion of beaches and deposition. Resulting details can be used to provide the information needed for the preparation of flood risk assessments.
Setting Out is done by the land surveyor when the design of a housing development, industrial complex or a new road is complete. The land surveyor will use the design plans and land surveying instruments such as Total Stations and GPS, and will accurately ‘set out’ the position, level and orientation of the proposed development on the ground.
3D Monitoring is carried out by land surveyors if it is suspected that a structure is subsiding or if deformation is suspected. The land surveyor may accurately and regularly monitor the three dimensional position of permanent markers secured to the structure. The records can then be produced as a graph or modelled to show trends, rate of change, movement or changes in the elevation of the structure. The resulting information could then be used to assess the need for possible preventative action.
Sub Millimeter measurement can be provided by a land surveyor. It provides very accurate measurement during the construction of aircraft, ships, submarines, bridges, railway vehicles, car production etc. Measurements are included of the manufacturing facility and the manufactured product for conformity requirements and quality assurance.
