When do I need an Arboriculture Report?
For Planning: Tree surveys are needed for most new and sometimes existing property development sites. The report can than make recommendations such as a root protection area for a given tree on which there would be no development allowed so the tree can grow unhindered. The report can be used to support a planning application. Sometimes it will include a Tree Protection Plan ( BS5837).
For a mortgage: When applying for a mortgage, a surveyor will visit the property on behalf of the mortgage company. Sometimes the surveyor will ask for a tree survey because they have noticed trees are close to the building being surveyed. This is because some trees are a real hazard to the building’s foundations. This information could prove essential when applying for insurance.
For your garden / for your land: It is wise to check with your Local Authority before you cut down or drastically prune trees in your garden or land you own. There could be serious consequences if you carry out work on tree that either is or should be protected. If there are potential hazards on the site that could damage a tree, such as large moving machinery, it may be necessary to get at Tree Hazard Survey done.
For trees close to buildings: If you have concerns that a tree could do damage to a building in the future.
