Hiring a legal eagle to oversee a property purchase shouldn’t be done on a wing and a prayer.
The lawful process by which a “title” of ownership is transferred from one party to another when buying (or selling) a house is known as conveyancing. It is usually taken care of by a solicitor.
On paper, the documentation involved can be quite complicated.
There are costs to consider when moving house and, even if the procedure is relatively straight forward, fees will be involved to a varied extent.
Initially there is the basic fee paid to a solicitor to help buy the property (usually between £250 and £1,000) but stamp duty must also be accounted for, which is worked out as a percentage price of the value of the property.
It is usually between zero and five per cent.

There are other costs, known as disbursements (i.e. payments to third parties), that can also be incurred with a house transfer.
These include leasehold fees, Land Registry office report copies, Land Registry fees, local authority searches, mortgage transfer fees, chancel repair liability searches, drainage searches, environmental searches or location specific searches.
The more associated work a solicitor needs to do in order to finalise the transaction of a property, the more costs will be incurred.
