Homebuyer Reports
The new Homebuyer Report (HBR) was introduced by the Royal Institute of Chartered Surveyors (RICS) in July 2009. The previously used Homebuyer Survey and Valuation (HSV) was still available but was eventually phased out in March 2010. The new Homebuyer Report is more user-friendly and easier to understand than the old HSV. Some people still call it the Homebuyer Survey and Surveyors will know what you mean if you are more comfortable using this name.
What is a Homebuyer Report?
A Surveyor will carry out an inspection of the property both inside and out, including grounds and services. The report also includes a valuation and sometimes photographs.
A Homebuyer Report will highlight any repairs or defects and use a colour coding system to highlight how serious they are; Green – no repair, orange – repair needed but not urgent or not serious, red – repairs need investigating straight away because they are urgent or serious. There will also be some useful information about what needs to be done next.
When do I need a Homebuyer Report?
If you are buying a property, it is advisable to have it surveyed. The Homebuyer Report is best for properties that are in reasonable condition and that are fairly conventional. Other types of Survey are a Valuation Survey and Building Survey. Of course you don’t have to be buying a property to have it surveyed. You may wish to contact a surveyor for advice about a particular issue concerning your own home or one you let out.
Who can carry out a Homebuyer Report?
The Homebuyer Report can only be carried out by a Chartered Surveyor who is a member or a fellow, of the Royal Institution of Chartered Surveyors (RICS). He or she will use the initials MRICS or FRICS after his or her name. Chartered Surveyors are monitored and inspected by the RICS to ensure that they are knowledgeable and professional.
