Air Leakage Testing
Air Leakage Testing (also known as Air Permeability Testing, Fixed Air Pressure Testing or Air Tightness Testing) is a requirement under Part L of the Building Regulations. Any building work that is carried out may therefore need this to be performed before the Building Regulations can be signed off. A development of new build properties will not need all the properties testing - but a percentage will need to be approved.
Building Regulations
When circumstances require the application of Building Regulations, it’s surely preferential not take the law into your own hands. Particular conditions mean rules have to be adhered to so that the work undertaken is not only appropriate on health and safety grounds, but also legitimate. This is now standard practice in England and Wales but different in Scotland, which has its own particular code.
The following situations require Building Regulations to be taken into account; cavity wall insulation, the creation/extension of a building, work relating to aspects of structure, fire, access and usage, the employment of non-FENSA registered traders (i.e. not authorised by any government accredited scheme) for window installation, alteration/renovation work affecting compliance, foundation underpinning, or a fundamental change of use.
If the job is only related to installing services or fittings such as certain types of drains, fuel burners, replacement windows, showers and toilets, the service provider must be properly registered to certify the work himself.

If you need assistance with applying for Planning Permission.
