You are advised to get all your gas appliances checked and serviced regularly by a Gas Safe registered engineer, although you are not legally required to have a Gas Safety Certificate
Gas Safe Register is the official list of gas businesses who are registered to work on boilers, cookers, fires and all other gas appliances. By law all gas engineers must be on the Gas Safe Register which replaced CORGI as the gas registration body in 2009.
If you do fall into one of the above categories, you must, by law, have an annual gas safety check carried out on all gas appliances and gas flues that you own and provide for use by your tenants. This must be done on all gas appliances and installations owned by you in each of your properties. This is a requirement of the Gas Safety (Installation and Use) Regulations 1998. But if an appliance is owned by the tenant, the landlord is not legally responsible for having it checked.
The engineer will provide the landlord with a Gas Safety Certificate which will detail;
- A description of all appliances tested
- Results of the safety checks carried out on the appliances
- Any safety issues identified during the checks
- Remedial work needed to ensure safety
- The engineer’s details, their signature and the date the Certificate was issued
- Name of the landlord and the address of the property
