Ecology Surveys for Planning Applications
When would I need an Ecology Survey?
In accordance with Planning Policy Statement 9 (Biodiversity & Geological Conservation) and Local Planning Policy, a habitat/species enhancement scheme should be incorporated into the landscaping scheme of any proposed development to maximise the ecological value of the site. If you are developing a new site or redeveloping an existing site or applying for planning for change of use to an existing building, you will need an Extended Phase 1 Habitat Survey.
What does an Ecology Survey involve?
The Extended Phase 1 Habitat Survey is the basic starting point for most new ecological assessments. An Assessor will carry out a site survey to understand implications of the proposed development on the ecology of the site. The Survey provides information on: Which species are present, or potentially present on the site; The potential impacts of the development on a particular species; The legal and planning policy issues that may need to be addressed.
When the Phase 1 survey is completed, it could highlight a need for detailed surveys on particular plants or animals especially if they are protected. Sometimes these surveys are subject to seasonal constraints. Examples of species specific reports include; Great Crested Newt Surveys, Dormouse Surveys, Invertebrate Surveys, Reptile Surveys, Amphibian Surveys, Water Vole Surveys, Otter Surveys, Bat Surveys, Badger Sett and Signs Survey, Breeding, Nesting and Wintering bird surveys.
Code for Sustainable Homes (CfSH) and BREEAM Assessments
These are national standards that cover the construction and design of new residential and new non-residential developments. If you require ecology credits for your development scheme then you must commission a Sustainable Homes Ecology Report. The Assessor for your ecology credits will only accept the report if the national standards have been met and the report undertaken by a suitably qualified professional. The report must include a site visit.
