Scottish Home Reports

What is a Scottish Home Report?

If you wish to sell a house in Scotland you must obtain a Home Report prior to putting the house on the market.  The report must be available to prospective buyers and consists of three parts:

  • A survey of the property

  • An energy report

  • A property questionnaire

The survey must be completed by a surveyor.  It will include an assessment of the condition and value of the property and an accessibility audit report for people with specific needs.

The energy report provides an Energy Performance Certificate (EPC).  This document will also be completed by a surveyor.  It shows the energy performance of the property and its impact on the environment.  It will state energy use, carbon dioxide emissions and fuel costs of the building.  The EPC provides a rating from A to G where A is the most efficient and G is the least efficient.  Possible ways to improve the rating are also given.

The property questionnaire is provided by you, the seller.  It includes additional information such as Council Tax charges, parking facilities and other costs which would be useful to a potential buyer before they decide to submit an offer.

The website worked well. I used Scottish House Move.com. Very satisfied with service

Thank you so much for the list of local architects. We are new to the area, so this service was invaluable for us. Your website came up with a list of architects straight away as soon as I had filled in the form. We chose 3 architects for our job. They all came out straight away, discussed our requirements and advised on what was possible in a conservation area. We were actually spoiled for choice, as any one of the 3 would have been perfectly fine in our estimation. In the event, we had to make a choice and settled for the third one, Scott Kennedy. All 3 gave details of costings to submit our plans for local authority permission and of their professional charges. Our plans were soon ready for submission to the local authority. We asked for advice on a second small job which we had omitted to mention first time round, and even although the plans were already with the council, Scott made a second visit to our house and said it was no trouble to add the small job as an amendment. We are very happy with the service he has provided.
Gillian, Pollokshields
A very efficient and professional service. My planning application went through very quickly and without any problem
