While searching for the best-possible surveyor, we got quotations from several local and regional surveyors. Melanie Lane-Fox got my immediate attention, by having done some background review of the property and gave me a very competitive and bespoke quote. Once we replied to ML-F, we were again taken aback by the speed of the reply (whether day or night) every time we emailed, which although surprised us, we thought it was too good to be true. Once we had verified her Company details on the official website and confirmed the registration number with the regulator (RICS), we found all positive customer feedback, and therefore signed the contract. We were very impressed with the detail of the Survey report. It was 209 pages report, with nearly 200 photos of the property and comments, limitations, recommendations and expectations about every item in the report. We were particularly impressed that the report used simple language, gave background information, quoted current legislation and included necessary work or future maintenance solutions recommended on every item or aspect of the property. Quality of service :  The level of detail in the report was not sufficient for quotes to be prepared by tradesmen, without full follow up surveys being prepared. This is very different to previous RICS survey reports that I have commissioned.
Value for money :  Compared to previous RICS surveys that I have commissioned, this surveyor did not appear to examine issues deeply or give firm directions or opinions. Instead, on majority of points they simply deferred opinion to other professionals, and the number of follow up surveys advised by this RICS surveyor was enormous.
