What is a Home Condition Report?
The Home Condition Report (HCR) is aimed at people who are selling a residential property. It is not recommended for purchasers because it does not include a valuation. During the survey, any problems or defects with the building will be highlighted. This is a useful way of alerting sellers to potential issues relating to the condition of the property that may make the completion of a sale difficult. The seller can then decide if they want to carry out any repairs before they put the property on the market.
Some sellers provide the Home Condition Report to their Estate Agent so it can be made available to prospective purchasers. It can help facilitate a smooth sale because the buyer will understand the condition of the property before they make their offer so reducing the risk of them lowering the offer price at a later date. Purchasers will not have the worry of paying for their own survey and potentially loose that cost if the sales falls through.
A Home Condition Report is suitable if the property has been built within the last 30 years, built from common building materials and is a conventional house, flat or bungalow.
Who should carry out a Home Condition Report?
Home Inspectors or Chartered Surveyors can undertake Home Condition Reports. A RICS qualified Chartered Surveyor will call their report a RICS Home Condition Report and can only be undertaken by a RICS qualified Chartered Surveyor. RICS stands for Royal Institute of Chartered Surveyors and they will have the letters MRICS or FRICS after their name.
Home Inspectors must hold the Diploma in Home Inspection which in this country is mainly awarded by City and Guilds or ABBE (Awarding Body for the Built Environment). They must then either become accredited with either SAVA (Surveyors and Valuers Accreditation) or BRE (Building Research Establishment). They will have either the letters SAVA or BRE after their name.
When you are choosing who you would like to do the report, it is your responsibility to check they have the appropriate qualifications.
What information will be included in the report?
Both the Home Condition Report and the RICS Home Condition Report include an inspection inside and outside the property as well as outbuildings and grounds.
Any failings or repairs needed are explained and listed with helpful colour codes; Green – everything is ok, orange – a repair that is not serious and does not need doing immediately and red – urgent items that must be repaired, replaced or need a further survey immediately.
There will also be a summary of the risks associated with the condition of the building and advice given for any required repairs and ongoing maintenance and the report may show photographs.
A report by a Home Inspector will also contain a rebuild cost for the property that is being inspected.
