Promptness of response : Their invitation introductory email arrived first. Their introductory email made it easy to decide which one. The customer care team took care of me promptly leading to the inspection.
Quality of service : When he came into the house he had already checked outside. Sharp observations in a limited time under the rain! I was given a brief explanation for my concerns on the inspection day.
Value for money : Their charges similar to others seem fair. Now they offer discounts for further service. I would have wasted thousands of pounds on unnecessary repair bills if the survey had not been done.
Professionalism : I am glad to have the survey done by Leo Horsfield Surveying. The whole team worked promptly. I will recommend Leo Horsfield Surveying. Their report proved that my concerns were unnecessary and reported many other issues I wasn't aware of. For the solutions and the next direction, the recommendations were so helpful to someone like me who is unfamiliar with building work.

The website showed staff held relevant the qualifications required to undertake the work commissioned. The contact was maintained throughout the process; explanations of impact on other property holders considered.
Quality of service : There were frequent contacts between client and service provider, as most clients do not possess the detailed technical knowledge to understand what the survey entailed. They liaised with estate agents to arrange access to the named property. The access ran smoothly. Contact with client maintained so precise timeframe for report to be drafted and adhered to by service provider.
Value for money : Price was competitive and adhered to - even helping client with additional hard copy of report.
Professionalism : The terms and conditions of the survey to be undertaken were clearly set out and and the administration in place supported this fully by supplying the necessary information for the client to understand any implications.

Promptness of response : Very prompt response to my initial enquiry. It took a little time however to secure the appointment for the surveyor to visit.
Quality of service : Surveyor was helpful and offered good advice. Survey report was received within a week of the survey being conducted. I also requested a paper copy of the report and this was posted out to me within a couple of days. They were very accommodating.

The inspection seemed relatively brief and I got the impression it was quickly established that our concern was in tune with, I dare say, the similar concerns of others; but that's no fault of the structural expert. At the same time, he didn't appear to hurry and was available to respond to any questions. I wld recommend him to others.
Professionalism : Just a slight lack of clarity to do with settling the invoice but quickly cleared up.

Quality of service : their customer service person was great to deal with and they did the survey quickly and efficiently. Once completed I got a phonecall from the surveyer with overall assessment. I was told the actual survey might take 14 days to reach me, instead it was emailed to me as an attachment 6 days later. That was really helpful because I had a very productive meeting with an expert friend that same day and we had both taken a look at the actual survey.
Value for money : The fee was one of the lowest and included VAT
Professionalism : The surveyor's first phone call with me after he had just done the survey was helpful and later he was willing at my suggestion to spend 20 minutes discussing the technical aspects with my expert friend. This has given us a much clearer way forward.

Promptness of response : They were by far the cheapest option out of all the suggested companies on here and it also turned out they had the most availability and were incredibly professional. I'll be using their services again and I'm glad this site pointed me in their direction.
Quality of service : I requested an inspection for a mortgage application and they did it perfectly. No stone left un turned, amazing detail and observation that the bank were happy with which helped me greatly.
Value for money : As previously stated, I was recommended three different companies and Leo horsfield were by far and away the cheapest for their services! Makes me wonder just how other companies get away with charging so much.

Promptness of response : They did advice me in advance of the long waiting period. If the survey had been conducted prior to purchase, I would have had to look for another surveyor. Fortunately, I could wait in this case.
Quality of service : The service was satisfactory. Overall, the report is clear and simple to read. However, the quality/resolution of most of the photos is not good. They are grainy and not completely in focus. It would be better if the photos in the appendix referenced the part of the report that pertains to them.
Value for money : The quotation was competitive. However, given that the survey took about 30 minutes (where the booker said it would be 3 hours); this feels pricy vs the actual time spent on the survey. However, I have no prior experience of this area of work, so perhaps this is standard.
Professionalism : The service was satisfactory. They responded well to my initial enquiry and kept me up to date.

The survey took place within a few days of my request. The office sounded professional .
Quality of service : There were several wrong things reported. I have since visited the house and met the very pleasant vendors who were very upset by the report too. The report said there was an unsupported chimney removed at low level. There was nothing of the kind. All four similar houses in the row have always been the same. The shape is caused by the stair case overhead, which is obvious to anyone looking up from the other side of the door. I had particularly asked the office staff for him to check that the septic tank (stated in the estate agent's notes)looked normal. The report says there is a manhole assumed to connect to the main drains (there are no main drains in the area). There are many other discrepancies. The vendor who was there when the house was inspected was upset that the report might have caused a buyer to withdraw. He said that the surveyor was at the house for 12mins and didn't want anything opened when offered. I know I chose the cheapest of the surveyors offered, but it was an absolute waste of £460. The vendor and myself could have written a more accurate report just with simple observation available to all.

Quality of service : Despite signing contract for a particular service, have provided the wrong service. Still ongoing to resolve, haven't carried out the work within timeline stated. Just a simple survey needed to be carried by certain deadline, which I paid extra for. Poor administration from company, poor conduct, poor customer service. False promises to resolve. Overall money wasted and should of gone with someone cheaper, as level of cost has not correlated to quality of work. Latest previous reviews prior to myself indicate it is a regular occurence, unfortunately I had only looked at overall average score.
Value for money : You will pay for something you have not asked for and will be without what you need. You will most likely not get a resolution through them despite the company failing to supply what you have signed for. They do not listen to their customers.

Quality of service : Their representive, Matt Jermaine, was extremely thorough and knowledgeable and took a lot of time explaining everything to us after he had inspected the property. It was pouring with rain at the time of the survey but this didn't deter him from spending as much time as necessary outside to establish what he needed to. He devoted a lot of time to the task in hand.
Value for money : We received an extensive, carefully considered report with lots of photographs, together with an action plan and estimated costs of repairs for every shortcoming.
Professionalism : From start to finish, we were very happy with the service provided by Leo Horsfield. The report was delivered within a couple of days of settlement of their invoice.

Quality of service : Findings warranted a second opinion. I sent photos to be told to filler in cracks and keep an eye on things no second person sent out. I ended up getting a builder in with a little bit of chiselling of my cracks found I didn't have a lintel above the door frame. Money wasted in my opinion as I may as well had the builders out who identified issues I paid £350 for surveyors to find out.
Value for money : As above. I'd rather have paid builders this sort of money towards fixing my structural issue instead of spending money tohave someone tell me what I already know

Promptness of response : This firm were in touch with me very promptly, half an hour after I had placed the query. They rang in person and offered a competitive quote and generally seemed professional and motivated. I waited until I had had some other responses but Leo Horsfield still had the edge. In this instance it was a case of first in gets the job.
Quality of service : An inspection date was arranged and the associated admin was processed within 24 hours. Invoiced the same day as the inspection and a report available faster than their suggested time. All admin done by email.
Value for money : The engineer provided a comprehensive report at a reasonable cost. My only niggle was that he spent very little time at the property, perhaps because it was a straightforward proposal. On the plus side he did not require the builder to be there, nor did he do anything invasive such as removing a part of the ceiling.

Irrespective of this, the survey was also outside of their 5-7 day timescale and this was something we raised with them again. We were expecting a call back about the matter as we were dependent on having the survey to discuss vital work with the builder. We learnt the person dealing with the matter is now away when we followed up.
Professionalism : We don't feel as though we are being taken seriously with our complaint, despite being asked to pay upfront before the survey took place. Essentially, they are quick to take the money but not as quick to supply the goods. More importantly when we first raised our complaint the woman who tried to fob us off initially said that it was 'moaning' to her colleague when I asked to speak to a manager. Definitely not a professional outfit. If you are going to be that unprofessional at least have the common sense to be discreet about insulting clients when passing the complainant onto a manager!

Value for money : I am really annoyed at the delay since it was carried out on 3/10 , I paid in Full on 3/10 and not received until 14/10. Waste of time and money really.

Front desk personnel were less than helpful when trying to recover the situation Had to escalate matters to office manager by ringing Leo Horsefield's line (which he had called me from). Eventually sorted out second visit. Then was told that person who handled card payments was on holiday, and should pay by bank draft. (... @ £20!!!!). Eventually they found someone who could take the payment. .... Then sent me a receipt with "no date for survey report". They sent me the report a few days late. ...BUT THE SURVEYOR SEEMS TO KNOW WHAT HE WAS TALKING ABOUT AND REPORT WAS THOROUGH. SHAME ABOUT THE OFFICE SUPPORT.
Value for money : Would have paid more to avoid the hassle. Lost half a day's pay (several hundred pounds) to recover the situation - advise seller I was serious and survey was going to be repeated ....

Promptness of response : Initial contact was good but admin team less than satisfactory. Ordered a RICS Level 3 survey and highlighted specific aspects to investigate, however none of this information was passed on to surveyor. Promised a call (telephone feedback / debrief) within one hour of the survey being completed, but surveyor was not advised of this either. Called the office who got the surveyor to call me back, hence the above statements. Surveyor knew his stuff and gave me a debrief on his findings. Called the office to find out how the shortfall in information was to be addressed. Again customer facing admin was less than impressive (especially after initial expectations that were put in place). Eventually got through to office manager who started to get things sorted Repeat survey undertaken and hopefully all is well Then they could not accept payment by card as their admin person was off on two weeks holiday. Suggested I get a bank transfer. Eventually someone managed to take the payment!!!!

Quality of service : Bit of a problem getting them to understand I needed a late morning appointment but got there in the end. Surveyor was very helpful and carried out a professional survey of the whole property. Although Leo Horsefield say that they will ring you within 24 hours with a verbal report this just didn't happen they just didn't! Then a written report was supposed to be sent out in the mail within three to five days which didn't happen either I had to phone them on three separate occasions over the course of the next two weeks, and having to threaten to take the matter further if I didn't receive the written report within the next couple of days, only then did I receive it next day. I paid £510 for this survey the day after by bank transfer as I received their emailed invoice an hour and a half after their Surveyor had left my house. Not good!

Also had to make a number of calls to the office and each time had to explain from beginning. They did, however send the required report promptly. The score is for the firm not the man - his score would have been 5.

They were willing to put an indemnity insurance in place but we a needed quick answer as to the quality of materials and work carried out. We put the request on the site on the Wednesday, and Leo Horsfield replied within the hour, I spoke with Robin on the Friday and said we needed the survey in rather a hurry. Robin contacted me later that day and arranged the survey to be carried out the following Monday. If that is not a quick response to my requirements I have no idea how it can be beaten!
Quality of service : We requested example surveys from all companies that responded to our request. Leo Horsfield's example was one of the top two we picked. The actual survey they carried out was by far superior to their example and we are so glad we chose them, and will highly recommend them to anyone needing a quality, trustworthy survey.
Value for money : The survey was very thorough, and covered even the slightest defect. The surveyor rang me to give me a verbal report within an hour of carrying out the survey, so I was able to make decisions and plans almost immediately. He gave some very sound advice on various areas of the property which enabled me to carry out further investigation. By the time the actual survey arrived within the 7 days agreed, we already had all the answers to the question and were able to make the decision to proceed with the purchase. The survey will prove invaluable as a to-do list of even the smallest of jobs.

Promptness of response : I got quotes from the company pretty quickly.
Quality of service : I had requested for a full structural survey for a property we are looking to purchase. They arranged the survey promptly and sorted this out with the EA themselves. Very efficient in responding to emails and queries. After the Survey, the surveyor called us the same evening to provide us a verbal relay of the findings which was very helpful. My only criticism is that they delayed in issuing the report (in their T & C's they say they aim to issue the report by the end of the 5th day after the survey has been carried out but after calling couple of times had it on the sixth night!For us this was crucial as we were relying on the report to talk to the vendor and finalise our deal ASAP!). But apart from that we would definitely use them again. The surveyor was happy to talk to me in the meantime if I had any queries regarding the report too.
Value for money : Although it was not the best quote received, the service was good.
Professionalism : The company is very good in dealing with queries promptly.

Quality of service : The report was useless as structural engineer did not investigate thoroughly. He only described what was visible to the eye which anyone can do. A lot of paste and copy in the report which shows very little work was put in this report.
Value for money : An expensive £348 for a useless report.
Professionalism : I sent an email to the structural engineer to let him know that the report was not thorough nor the possible causes of the visible crack. No reply which does show a clear lack of professionalism. They have their money so they couldn't care less about my comments. Secondly, I was impressed with how professional their response was. They were prompt at responding to the initial enquiry via internet and when they called me, they spoke well and answered all my questions via email without delay. They actually did the survey when they said they would, charged me exactly what they said they would and provided the final report when they said they would. This level of professionalism definitely has to be recommended!
Quality of service : The final report was simple to read, clear, to the point and well presented. We required a full structural survey, which gave us every detail we required plus further details on specific areas of concern within the property. They invoiced us promptly, to which I paid and was then in receipt of the report the following day.
Value for money : For a full structural survey including VAT, we were charged £610.00 and no more. We thought this good value for money as other quotes were higher and didn't include VAT. For London prices, it's a good one!

Quality of service : I cannot commend the quality of service enough from LH Surveying. From the immediacy of the survey, I received a call within a couple of hours to discuss the issues with the property, how they could be rectified and their potential costs. The call was approx 30 minutes long and all issues were explained to me clearly, (having noted that I have no background experience or knowledge of property repairs). The survey was the most detailed I have ever received (even my parents have recommended it is the most thorough report they have ever seen). A follow up call to discuss any further points topped off an absolutely amazing service.
Value for money : For the quality of the service, £600 (including VAT) is an amazing value for money transaction.

Promptness of response : Extremely prompt and efficient.
Quality of service : The surveyor correctly identified the cause of the horizontal cracks in the internal plaster which was that different grades of plaster work were giving way. He also identified a failed seal on the exterior and also addressed all the points made to him. Jury is still out on the external plaster which although is not serious now, will have to be monitored over the longer term.
Value for money : The fees were in line with normal surveying charges and competitive.
Professionalism : Credit where credit is due, they were highly professional.

They seem to use a 'virtual office' facility where the people who answer the phone have no direct involvement with the people who will be doing the work so it was quite frustrating trying to get messages through. The only reason I persisted was because my son has two close friends who had each used this firm in the past to carry out house surveys in the same area and had been happy with them. Having said that, once direct contact was made I was also very happy with the quality of service; the survey was carried out within a couple of days and the surveyor called me to give me a verbal 'heads up' as soon as he had finished the survey. He left me his mobile number in case I had any subsequent queries.I received the written report 5 days later as promised and was very happy with the depth and quality of the report at a very reasonable price.

Quality of service : My survey was for a house I was hoping to buy. The survey report was in fact very long ( 82 pages!) and detailed. Probably due to the addition of questions which I had asked upfront about the house. All my questions were answered which was a great help. The terms of payment were a bit confusing. I think it says one thing on the localsurveydirect site and was slightly different when it came to paying. I had a phone call shortly after the survey had been completed and talked through the basic findings etc. It was alarming the extent of works required but I knew that might happen. I did not rely on the survey to make the truth easier! We talked again on the phone once I had paid and received the full report. This was a help in understanding the recommendations made. I strongly recommend a second opinion ( from someone in the know) of any survey you have done as every survey is subjective to a certain degree. The report lacked enough photos. They sent me only 4. On request I was sent another 12. I made sure that the vendoe had cleared the way for access to attic, cellars and garden properly. Otherwise the surveyor would not have seen as much.
Value for money : I was asked in the first instance, when I called them, what localsurveyordirect site had said the price would be? I told them £650 including VAT and that is what I paid.

Professionalism : There was no photographs on my report, so I had to contact Leo, He explained that "they did not come out properly" - a strange excuse for a professional. Eventually he included 4 photos to the report, but they all were photos of front and rear parts of the house, and not the spots that have problems and mentioned in the reports as I expected.

The report subsequently received was excellent in its content in its layout and use of language and provided exactly what I had asked for. I was not available for the survey but was confident that everything that I had asked to be inspected had been done so. Given the first time I used the service one of the Companies listed were kind enough to point me in the right direction of what to ask for was testament to level of professionalism of the companies you have listed.
